How do I book a Nest & Nook studio?

Book directly on this site: pick your dates on any stay page, see the all-in price with taxes and fees included, and pay securely by card through Stripe Checkout. Your booking is confirmed instantly, and availability syncs live with every channel we list on.

Is booking direct cheaper than booking on Airbnb?

Yes. The same studios are listed on Airbnb, but booking direct skips the platform service fees, so the total for the same dates is lower on our site.

What is the cancellation policy?

Full refund for cancellations made at least 5 days before check-in. Within 5 days of check-in, 50% of the nightly total is refunded, and taxes are always refunded in full. What are the check-in and checkout times?

Check-in is any time after 4:00 PM and checkout is by 10:00 AM. Every studio has keyless smart-lock entry with self check-in — your check-in details arrive by email before your stay, so late arrivals are no problem.

Is parking free?

Yes — every stay includes complimentary parking in the building's gated garage, a few steps from the elevator.

Can I work from the studio?

Yes. Each studio has high-speed Wi-Fi and a dedicated in-unit workspace, and the building adds coworking spaces on every floor plus a podcast room. A stocked coffee bar with a Keurig, teas, and syrups keeps you going. More in our Dallas work-travel guide.

How many guests can stay?

Each studio sleeps up to 2 guests on a queen bed with a luxury mattress, blackout curtains, and a sound machine.

Are pets or smoking allowed?

No pets and no smoking, and no parties. Service animals are always welcome under the ADA. If a pet is brought, an additional $200 cleaning fee applies.

Where are the studios located?

In the Bishop Arts District of Dallas, Texas — a 5-minute walk to the neighborhood's restaurants and shops, 7 minutes to Downtown Dallas, about 15 minutes to Love Field (DAL), and about 25 minutes to DFW International. See the Bishop Arts District guide for what's nearby.

Are there any hidden fees?

No. The price you see before paying is the all-in total — nightly rate, cleaning, and taxes included. There are no service fees and no surprises at checkout.

Do you host longer or extended stays?

The studios are well set up for longer visits — fully equipped kitchen, in-unit washer/dryer, and a real workspace. For extended stays, email info@nestandnookliving.com and we'll help directly.
